Buying a second home
We'll drive the valley in a real storm if we have to. Sun exposure, plow routes, HOA reality, shuttle access, well and septic — the things a listing photo can't tell you.

Winter Park · Fraser Valley · East Grand County
I'm Jack Gerstein. I've spent my life on these roads and ridgelines — I know which driveways hold ice through April, which streets the ski shuttle actually runs, and where the snow line sits in October.

Welcome to Winter Park
I’m an experienced real estate professional and a longtime Mountain LifeStyle expert. I’ve worked with astronauts, professional athletes, doctors, engineers — and mostly with hundreds of families looking for the perfect mountain getaway. I work closely with each client to identify what they actually need, explore the options, make informed choices, and build a bridge from vision to reality.
Fun to work with. Silly sense of humor. Two-time Everest climber.
“From Everest to Winter Park, no one knows mountain real estate as I do. I know every nook and cranny in the area.”

Who you're actually calling
High places have a way of teaching patience and honest math. On a mountain you don't talk yourself into a bad decision — you read the conditions and act on what's really there. That's exactly how I handle a purchase contract.
Most of my clients are buying a second home, selling a place they've loved for twenty years, or running a short-term rental and trying to make the numbers work. I'll tell you when a listing is priced past reason, and I'll tell you when a cabin off a county road is worth the plow bill.
How I work

We'll drive the valley in a real storm if we have to. Sun exposure, plow routes, HOA reality, shuttle access, well and septic — the things a listing photo can't tell you.
Pricing built on Grand County comps, not front-range guesswork. Photography that shows how the place actually lives in January, and timing that lands with buyer season.
Occupancy patterns, licensing rules by town, cleaning and management costs, ski-season peaks. I'll show you the spreadsheet before you fall for the view.
The market
Fraser Valley, from the air
Ski-in condos, base-area townhomes, and the neighborhoods that stay walkable when the lot fills up.
The valley's working heart. Older cabins, newer builds, and the best value per square foot most seasons.
Bigger lots, meadow views, and quiet roads — for people who want space and don't mind a plow contract.
Lake access, ranch land, and year-round living with reasonable price points and a real town center.
Everything from river frontage to forest-adjacent acreage. This is where local knowledge earns its keep.
Featured properties
Fraser Valley inventory turns over fast and unevenly — a handful of listings at a time, spread across five towns and four very different kinds of buy. Here’s what I’m working on this season.
Common questions
If yours isn’t here, call me and ask it — I’d rather have the conversation.
Most of these come up in the first phone call. None of the answers change depending on whether you’re buying a studio at the base or eight acres in Tabernash, so here they are up front.
Still have questions? Talk with JackResort pricing follows different rules. Ski access, views, sun exposure, snow removal, road access in March, and whether a property can generate rental income all move the number in ways a straight comp search won't capture. Two homes with identical square footage a mile apart can be worth very different amounts here. That local read is most of what I do. #
Yes, and most of my buyers do exactly that. I walk properties on video, talk you through what the photos aren't showing, and coordinate inspections, lenders, title, and closing remotely. I'll also tell you when a property is worth the trip and when it isn't. #
Seasonal access and winter road maintenance, well and septic versus town water and sewer, wildfire mitigation and insurance availability, HOA reserves and assessments, and how the property was built for mountain conditions. These are the things that quietly determine whether owning here is enjoyable or exhausting. #
Depends entirely on how you want to spend your time. Winter Park, Fraser, Tabernash, and Granby each live differently — proximity to the ski area, the shuttle routes, how quiet it gets at night, what your money buys. That conversation is usually the most useful hour we'll spend together. #
Happy to tell you. I'll put together a valuation based on resort-market comparables, not a national estimate tool — those are consistently off in a market this specific. Request a valuation. #
Buyer attention here is seasonal, and timing your listing to that rhythm matters more than it does in a year-round market. There's a right answer for your specific property and situation, and it's worth a conversation before you commit to a date. #
Yes. I coordinate showings around owners and rental guests regularly — it takes some scheduling care, but it doesn't have to cost you booked nights or a sale. #
Sometimes, and the answer depends on the specific property. Licensing requirements, HOA rules, and local regulations vary between towns and unincorporated county areas, and they've changed over the years. I'll check the actual rules for the address you're considering before you make an offer, not after. #
I'd rather give you a realistic number than an exciting one. Revenue depends on location, ski access, bed count, hot tub, management approach, and how much of the year you want to use it yourself. I'll walk you through income and expenses honestly, including the costs people tend to forget. #
I call you. Usually the same day. No drip campaign, no automated sequence — just a conversation about what you're trying to do and whether I can help. #
